As-Built Plans
As-built plans are just like they sound - how your house is actually built. These plans are the first step in the remodel process, but are also useful in determining accurate square footage for resell or a rental property.
The Process
Measure - we measure walls, doors, windows, ceiling heights, cabinets, architectural fixtures (like fireplaces), and plumbing centerlines. We will also note lighting, switch, and outlet locations.
Drawings - we use our measurements to create detailed floor plans, elevations, and schedules. We will also calculate square footage.
Delivery - you receive your packet and files within 5-7 business days after the date of the measure.
What You Receive
A PDF packet with:
Dimensioned floor plan
Door and window schedules
Basic electrical/lighting plan with schedule
Square footage
Exterior elevations (for full house as-built)
Basic roof plan (for full house as-built)
CAD files with all drawings (floor plans and elevations)

Concept Plans
Concept plans are 2-3 basic floor plans to give you an idea of what your space could be. These are not construction plans, but are helpful in figuring out what works with your existing home, budget, and priorities before spending time and money on a full construction packet. As-built plans are required in order to create concept plans.
The Process
During our initial consultation and measure we talk through your wants, needs, and budget.
Drawings - we use your as-built plans to create 2-3 concept layouts that work with various budgets.
Delivery - you receive your packet within 5-7 business days after you receive your as-built plans (about 10-14 business days after the initial measure).
Next Steps - we will schedule a meeting to go over each concept plan and work towards a final layout that best fits your needs and budget.
What You Receive
A PDF packet with:
2-3 annotated floor plans
3D views of each concept
Up to three revised concept plans
CAD file of the final concept plan

Construction Plans
Construction plans are the full set of plans needed for a remodel. These are the plans a contractor and/or subcontractor would use on site. Depending on your project, these plans may not be permit ready. As-built and final concept plans are required to create a full construction packet.
The Process
Drawings - we use the final concept plan to create a full set of construction documents that include floor plans, elevations, and schedules.
Delivery - you receive your full packet and files within 5-10 business days after the final concept is decided on. Please note, this packet may not be the final construction packet.
Next Steps - we will work with your contractor, designer, and/or architect to make updates to your drawings as needed.

Scope of work and overall project square footage
Demo plan
Framing plan with door and window schedules
Electrical plan with schedule
New floor plan with flooring estimates
Dimensioned kitchen and bath plans with elevations and cabinet schedules.
3D views
CAD files with all drawings (floor plans and elevations)

We do not provide material or finish selections at this time. We do work closely with a number of interior designers and design-build firms in the Austin area, and are more than happy to provide referrals.
Custom Floor Plans
Custom floor plans are the full set of plans needed for a new build. These are the plans a contractor and/or subcontractor would use on site. These plans may not be permit ready and will also require an architect or engineer for foundation and roofing details.

Other Services
Working Drawings
We will use your PDF plans to create a set of working CAD files to send to a contractor, engineer, or architect. Please note, there is no design work in this service, only drafting.
Tile Drawings
We will use your tile selections and floor plan to create annotated tile drawings for your tile installer to use on site. Please note, we do not provide tile selections.
Rendered Floor Plans
We will create a colored floor plan using your existing plan. If you have selected materials, those will be used. If not, generic materials can be used. We can also create plans with or without furniture. Please note, we do not provide material selections.
3D Renders
We will create photo quality 3D views (interior or exterior) using your material selections and floor plan. Please note, we do not provide selections.
